It is a place with an interesting history and an ongoing heart for conserving its surrounding beauty be it architectural or geographically. The lush landscapes and distinctively designed homes make this real estate district a thriving market for the potential home buyer to consider.

Commonly referred to as The Hill, or simply PV, Palos Verdes inhabitants cherish the outdoors here. Families are also drawn here for the award-winning public and private schools. The Palos Verdes Peninsula School District runs ten elementary schools, three intermediate schools, and three high schools. Each individual school is highly ranked with Palos Verdes Peninsula High School as 29th in the state and earns the highest number of National Merit Scholarships in the United States. Also, Silver Spur Elementary was recently awarded the California Blue Ribbon in 2017. These affluent communities support the schools via the Palos Verdes Education Foundation, and a lot of parental support and volunteer work.

The main shopping destination and entertainment hub is the Peninsula Shopping Center and Promenade on the Peninsula shops. Locals stroll along the outdoor shops amid kids playing around the splash pad on warm days. Inside, the Promenade Ice Chalet is home to a public ice rink with a hockey and figure skating department. Throughout the year different events are held at these centers like the Santa Claus visit and Holiday Tree lighting at Christmas, as well as various charity events and the toy drive during the holidays. Meanwhile, the South Coast Botanical Gardens is also a prime spot locals and visitors enjoy. With 87 acres of gardens to roam, the facility hosts seasonal events and classes for all ages to take advantage of. The Gardens also serve as a popular wedding location as well as the Norris Center for the Performing Arts, better know as “The Norris”, just around the corner. The Norris hosts various acts from performing musical groups to the Nutcracker, and offer classes for acting, singing, and dancing.

A locals-only favorite on The Hill is the highly desired membership to the Palos Verdes Beach & Athletic Club, natively known as simply ‘The Beach Blub’. The exclusive Beach Club facilities include a five-story clubhouse, fitness center, six-lane competition pool, and a children’s pool. While all Palos Verdes Estates residents are welcome to become members, there is a significant waitlist of about 270 families.

The sprawling peninsula is made up of four distinctive cities Palos Verdes Estate, Rolling Hills, Rancho Palos Verdes, and Rolling Hills Estates. Each city has different sections or communities, all with different attributes, geography, conveniences, and amenities as well as home styles, sizes, and prices ranges. Palos Verdes Estates includes Lunada Bay/Margate, Monte Malaga, Malaga Cove, Valmonte and Palos Verdes Drive North. Rolling Hills is inclusive of itself. Rancho Palos Verdes includes Palos Verdes Drive East, Mira Catalina, Palos Verdes Drive South, West Palos Verdes, Country Club, Los Verdes, and Eastview. And lastly, Rolling Hills Estates which includes La Cresta, Crest, Peninsula Center, and Silver Spur.

Wherever one finds themselves on The Hill, one will be surrounded by pristine landscapes and meticulously cared for homes, yards, and streets due to the cities Home Owners Association. Any outside home alteration must be approved by the Palos Verdes Art Jury, and that includes even getting the green light on an exterior paint color. While that may be a bit time consuming, it does lock in a guarantee that your neighborhood will be consistently beautiful and well maintained.
